We were impressed by the team's professionalism and deep knowledge of the local market. They helped us find a strong investment property and walked us through every detail.
As first-time buyers in Mexico, we were nervous. Craig and the team provided invaluable support and clear explanations — we never once felt alone in the process.
Yes, you can! However, within 30 miles of the coast, you cannot place the property directly in your name. You can either open a bank trust in your name to hold the property (known as a Fideicomiso) or open a Mexican corporation and purchase through it — we only recommend the corporation route when investing in multiple properties. A Fideicomiso is completely secure and you have full control over it; it works very similarly to a Living Trust in the USA.
For foreign investors purchasing in Mexico, it is primarily a cash market. That said, some companies now offer financing to American and Canadian investors with a good credit rating. Other options include a personal loan from your bank, a HELOC, or pulling from a self-directed 401K — all of which we can assist you with. There is also the option of purchasing a pre-construction project, where most developers ask for as little as 30% upfront, with the remainder spread over the construction period or paid as a lump sum at completion.
The main yearly costs are the property tax (roughly equal to 0.1% of the property value) and the Fideicomiso fee, which averages between $500 and $600 USD per year.
Not at all. This area of Mexico has become an ideal destination for retirees, with a large and growing community of Americans and Canadians drawn by the natural beauty, warm winters, and tranquility. The Cancún and Tulum airports offer direct flights to major cities in the US, Canada, and Europe. Obtaining retirement immigration status takes just a few days and around $500 USD with a lawyer's assistance — we can connect you with experienced attorneys who can guide you through the entire process.
Whether you're just starting to explore options or ready to make a move, we're here to help. One of our licensed agents will respond promptly.
